Real estate, emerging markets, metals and commodities (materials) along with energy are about the only places I have found any value to speak of and even some of these are too pricey, at the moment, for my taste.

Of note, we are consider buying homes or commercial real estates and rent 'em out. it could be a 'gold mine' if you live in Tx. Still many foreclosures around. It maybe risky if you get a bad renter though
